ATTENTION … DEADLINE APPROACHING:
The deadline for assessing your business personal property is March 15, 2025. Failure to report by this date will result in statutorily required penalties. The Assessor cannot wave these penalties. After March 15th a 10% penalty will be added. After April 15th, a 20% penalty will be added. If you cannot get to the office or have your assessment post marked by these dates, then give us a call. We will work with you. You may also email your rendition or list of assets to [email protected] or [email protected].
The March 15th deadline also applies to the following exemptions.
• Applications for NEW Homestead Exemptions (if you have moved to a new home in 2024 and have not yet filed for your new homestead exemption, you must do so by March 15th to receive this exemption for 2025)
• Applications for Additional Homestead Exemptions for 2025 (total gross household income for 2024 must be $30,000 or less). There are no age restrictions for this exemption and proof of income is required. You must apply each year to receive this benefit.
• Senior Valuation Freeze — (must be 65 years or older as of January 1, 2025, and have a total gross household income for 2024 of $83,300 or less for Major County residents). The Senior Valuation Freeze will freeze the fair cash value of your property not the tax dollar amount since your tax bill is calculated on the possible changing of levies. Proof of income required. Please bring your 2024 tax papers with you when applying.
• If you own a manufactured home but do not own the land it sits on, and you are 62 years of age or older, you can apply for a $2,000 reduction in the valuation of your manufactured home value provided your total gross household income was $35,000 or less in 2024. Documentation of proof of income is required, and you must file each year until you reach age 65.
• 100% Disabled Veteran — 100% disabled veterans and their unmarried widows can qualify their homesteaded property to be totally exempt from taxation. Disability must be service related — (Certified copy of 100% disability required from the office of Veteran’s Affairs and must be filed within the year in which making application).

Responsibilities of the Assessor
The County Assessor has the responsibility to appraise and assess the real and personal property within the county for the purpose of ad valorem taxation.
Maintains current ownership of all real property in the county. Takes applications for property exemptions such as Agriculture, Business, Farm Personal, Storm Shelter, 100% Disabled, Religious or Charitable, Manufactured Housing, Homestead, etc. Formal and Informal Protest, Provides Platbooks and Ownership Reports and Maps.
HOMESTEAD EXEMPTION & OTHER PROPERTY TAX RELIEF
If you own property in Major County and live on the property. You can apply for Homestead Exemption to reduce your taxes. Here is some information to explain the process and how to apply for Homestead Exemption and other exemptions which may save you money.
Homestead Exemption exempts $1000.00 from the assessed value of your property. If your property is valued at $100,000.00, the assessed value of your property is $11,000.00 since the county-wide assessment ratio is 11%. Homestead Exemption lowers this assessed value to $10,000.00 depending on the school district in which you live. The exemption can save you anywhere from $78.00 to $110.00 on your tax bill. The levies change each year so the dollar amount that is saved can change yearly.
Qualifying
To qualify for Homestead Exemption, you must own and occupy your property as of January 1. If you apply after March 15th, the exemption goes into effect the following year. It’s important to note that a person may own multiple properties, but the Homestead Exemption can apply only to the one where you live.
Completing The Application
Though the deadline to file for Homestead Exemption is March 15, you can complete the application at any time. You may request an application by calling our office at 580-227-4821. We can mail or email you the application, and we can help you complete the application if necessary. You can also come to the office at 500 E Broadway, Ste. 1 Fairview, OK 73737 to pick up an application. You do not have to reapply for this exemption annually. It is effective as long as you own and live on your property.
Double Homestead Exemption
A Double Homestead Exemption is an additional exemption available that is based on income. To qualify, you must have a regular Homestead Exemption and be the head of a household with a gross household income of $30,000 or less. You must apply for this exemption each year between January 1 and March 15 unless you previously qualified at the age of 65 and your income remains at $30,000 or less. You must bring proof of your previous year’s income to the assessor’s office. We would be happy to help you complete the paperwork.
Property Valuation Limitation Exemption
The Property Valuation Limitation is another exemption that is offered to seniors. This is referred to as freezing your taxes. To qualify for this, you or your spouse must be age 65 or older with a gross household income of $83,300.00 or less for 2025. The amount is determined annually by HUD. We usually get the updated income level at the end of each year.
The exemption freezes the assessed taxable value of your homestead property the year the application is completed. The taxable value remains the same until ownership changes or new improvements are added. However, it does not freeze the millage rates, which can affect the amount of tax you pay. When you apply for this exemption, you need to provide proof of your age and total household income from the prior year. As long as your income stays below the HUD level, the freeze remains in place.
